Home Additions that will Increase your Property Value

Whether you plan to stay, or you plan to sell, increasing your home’s value is always a strategic move. If you stay, it increases your equity, if you sell, it can increase the asking price of the home. Equity can be used towards a vacation home, beach condo, hunting cabin…. you get the picture.

Being in business just about 20 years, we’ve seen additions that have added value, and unfortunately, some additions that have decreased the value of a home. Let us share with you the primary home additions that you can add or remodel in your home that will give you the most bang for you buck!

1. Expand the Kitchen

When you bought your home, chances are the kitchen wasn’t exactly what you had in mind. Whether it was because of the lack of storage space, the traffic flow, entertaining ideas, work/dining space, or the general square footage. It just wasn’t what you wanted.

Now is the time to add more storage space, more counter space, a second island, more cabinetry, a walk-in pantry, or some open shelving to display that beautiful cookware set you have. Don’t feel limited by your current layout. Trust us, your architect and/or designer can collaborate with you to completely revamp and expand the heart of your home. We’ll get it to be exactly what you envisioned.

2. Enlarge the Master Suite

What is a master bedroom? Well, the obvious signs are:

  1. It has more square footage than any other bedroom in the home

  2. It has an adjoining bathroom, typically bigger than the rest of the bathrooms in the home

  3. It has access to a private balcony, porch, deck or patio (This is optional, but always an added bonus)

You can upscale your current master bedroom and transform it into a completely new space by adding an en suite, expanding the actual bedroom for a reading nook, or even adding a closet or expanding your current one.

3. Add another Bathroom

Adding another bathroom to your home is almost never a bad idea, especially if it can be added to the main level of your home. If the bathroom addition is on the main level, making sure it’s ADA compliant is a great idea as well, especially if you plan on selling. ADA bathrooms can include a curbless shower, wheel-chair height counter tops, a taller toiler, and a grab bar installed somewhere. A bathroom is a perfect addition whether you plan to age in place or want to make the home easier to sell.
